Finish Options: Water-Based Poly vs Hard-Wax Oil

Water-Based Polyurethane

Water-based poly is the go-to for most Sydney homes. It dries fast, has very low odour, and does not yellow the timber over time the way old solvent-based coatings did. It builds a tough, sealed surface that stands up to kids, pets and heavy foot traffic. You can have it in:

  • Matte for a natural, barely-there sheen that hides everyday wear.
  • Satin for a soft, warm glow that is still easy to keep clean.

Hard-Wax Oil

Hard-wax oil soaks into the timber rather than sitting on top, giving a very natural, tactile finish that shows off the grain beautifully. The bonus is that it is easy to spot-repair down the track, since worn areas can be re-oiled without sanding the whole floor back.

How Long It Takes & What to Expect

Most standard homes are a two-to-four day job, depending on the size of the floor, the number of coats and drying times. A rough guide for a typical project:

  • Day one: sanding and the first coat.
  • Day two to three: additional coats with buffing in between.
  • Final day: curing and a gentle return to the room.

You will need to keep off the floor while the coats cure. As a general rule you can walk on it carefully in socks after a day or so, but hold off putting rugs and heavy furniture back for one to two weeks so the finish can fully harden. Recoat vs Full Sand-Back

Not every floor needs the full treatment, and we will always recommend the least invasive option that gets a good result.

  • Recoat and buff suits floors where the timber itself is sound and only the top coating has dulled or lightly scratched. We lightly abrade the existing finish and lay down a fresh coat. It is quicker, cheaper and less disruptive.
  • Full sand-back is for floors with bare patches, deep damage, stains or an uneven colour. This takes the boards back to raw timber and is the only way to properly reset a badly worn floor.

No sanding is one hundred per cent dust-free, and anyone who promises that is stretching the truth. What we can promise is vacuum-assisted, dust-controlled sanding that captures the great majority of dust at the machine, leaving your home far cleaner than traditional methods ever did.

How many times can a timber floor be sanded?

A solid timber floor can usually be sanded back several times over its life, depending on board thickness and how much timber remains above the tongue. Jimmy will check this during the quote and let you know honestly if a recoat is the smarter option.

Do I have to move out during the job?

Usually not. Most people stay put and simply keep off the freshly coated rooms until the finish is walkable. We plan the sequence so you always have access to a bathroom and a way in and out.

Which finish is more durable?
