Timber Flooring in the Inner West
Restoring original boards and laying new timber floors in the terraces, cottages and warehouse conversions of the Inner West.
If you've pulled up the carpet in an old Newtown terrace and found honey-coloured hardwood boards hiding underneath, you're not alone. Right across the Inner West, character homes are giving up their original timber floors, and with a bit of care those boards can look better than anything you'd buy new. Design Timber Flooring has spent 20+ years bringing floors like these back to life for locals from Balmain to Marrickville.
Why Inner West locals choose Design Timber Flooring
We're an owner-operated business, which means when you call 0404 906 432 you're speaking to Jimmy, the same person who'll be on his knees measuring up your hallway and, later, running the sander across your boards. Nothing gets handed off to a rotating crew of subbies who've never seen your place.
Since 2006 we've built a reputation the honest way: doing good work and letting neighbours tell neighbours. That word-of-mouth is how most of our Inner West jobs come to us, and it's reflected in our 5.0-star rating across 15 Google reviews. When you live and work in tight-knit suburbs like Glebe or Annandale, a tradie's reputation travels fast, and we've worked hard to keep ours spotless.
Here's what locals tell us they value most:
- One point of contact from quote to final coat, no call centres
- Dust-controlled sanding, which matters enormously in a terrace where the kitchen is three metres from the lounge
- Honest, fixed-price quotes with no surprise variations once the job starts
- Genuine timber knowledge built over two decades, not a quick weekend course
Services tailored to Inner West homes
The Inner West has a housing stock unlike anywhere else in Sydney: Victorian terraces, Federation semis, workers' cottages and warehouse conversions, many with floors that have been covered, painted, patched or neglected over a century of living. Our work is shaped around exactly these homes.
Restoring the original boards under your carpet
This is one of our most-requested jobs. Peel back decades-old carpet and underlay in a Petersham or Dulwich Hill cottage and you'll often find tongue-and-groove hardwood that just needs the right hands. We'll assess whether the boards can be saved, lift and replace any that are split or rotted, punch down old nails, fill gaps, then sand and finish them to a smooth, even surface. Our floorboard repairs and board replacement service is built for exactly this kind of character restoration.
Sanding, polishing and a finish that suits the home
Once the boards are sound, we sand back to fresh timber and apply your choice of finish, whether that's a natural matte oil that lets the grain breathe or a hard-wearing polyurethane for a busy family home. All of it is done with dust extraction, so you're not cleaning fine grit off every shelf for a fortnight afterwards.
New floors, laid to last
Not every home has boards worth saving, and sometimes a renovation calls for something new. We supply and install solid and engineered timber in the timbers that suit Inner West homes beautifully: Blackbutt, Spotted Gum, Brushbox, Sydney Blue Gum and European Oak. We also lay laminate and hybrid flooring where the budget or the room calls for it, and we can set your floor in a straight, herringbone or chevron pattern to match the era of your home.
Suburbs we cover
We travel across the whole Inner West and know these streets well:
- Newtown and Enmore
- Balmain and Rozelle
- Leichhardt and Lilyfield
- Marrickville and Dulwich Hill
- Annandale and Glebe
- Petersham and Stanmore
- Camperdown and Erskineville
- Ashfield, Summer Hill and Haberfield
If your suburb isn't on the list but you're in the Inner West, give us a call anyway. And if you've got family or a rental over the other side of the city, we also cover the Eastern Suburbs.
Local considerations we plan around
Working on Inner West homes isn't the same as working on a new build out west, and 20 years of local jobs have taught us what to look for.
Heritage and character homes
Many Inner West properties sit within heritage conservation areas, and the timber floors are often the original feature you'll want to protect. We treat old boards with the respect they deserve, matching replacement timber to the existing grain and colour wherever possible so a repair blends in rather than shouting for attention.
Uneven and aged subfloors
Century-old cottages settle. Joists sag, bearers move, and it's common to find a floor that dips towards one corner or bounces underfoot. We check the subfloor properly before quoting, and we'll tell you honestly what's needed, whether that's packing a few joists or replacing a stretch of damaged boards, so the finished floor is solid and flat.
Tight terrace access
Anyone who's tried to get furniture up a narrow Balmain hallway knows the challenge. We're used to working in homes with no side access, steep entry stairs and rooms you can barely swing a sanding machine in. We plan our approach around your layout and protect walls, skirtings and staircases as we go.
How it works and getting a quote
We keep the process simple and pressure-free:
- Give Jimmy a call on 0404 906 432 or send through an enquiry, and tell us a bit about your floor and your suburb.
- We come to you for a free on-site inspection, lift a corner of carpet if needed, check the subfloor and talk through your options.
- You get a fixed-price quote in writing, with no obligation and no vague "from" pricing.
- We book you in and get the work done cleanly, on time and to the standard our reviews are built on.
The best way to know what your floor needs is to have us look at it in person. You can request your free on-site quote any time and we'll sort out a visit that works around you.
Inner West timber flooring FAQs
Do you really find good floorboards under old carpet?
More often than you'd think. A huge number of Inner West terraces and cottages were carpeted over original hardwood in the 70s and 80s. Once we lift a corner we can usually tell straight away whether the boards are worth restoring, and in most character homes they absolutely are.
Can you match new boards to my existing old floor?
Yes. When we replace split or damaged boards, we source timber that matches the species, width and grain of your original floor as closely as possible. After sanding and finishing, a well-matched repair is very hard to pick.
Will the sanding leave dust through my whole terrace?
No. We use dust-controlled sanding equipment that captures the vast majority of dust at the source. In a compact Inner West home where rooms flow into each other, that makes an enormous difference to how you live while the job is underway.
Which timber suits an Inner West character home?
It depends on the look you're after, but Blackbutt and Sydney Blue Gum sit beautifully in older homes, while European Oak is popular for renovations wanting a lighter, more contemporary feel. When we quote, we'll bring options and talk through what works with your light and your era of home.
Can you lay herringbone or chevron in a terrace?
Absolutely. Herringbone and chevron patterns look stunning in period homes and can make a narrow terrace room feel considered and elegant. We'll help you plan the layout so the pattern works with the proportions of the space.
Do you work in heritage conservation areas?
Yes, we work across the many heritage and conservation areas of the Inner West regularly. We take extra care to preserve and match original features, which is exactly what these homes need.
How long does a typical floor restoration take?
Most single-level terrace jobs take a few days from sanding to final coat, depending on the size and the finish. We'll give you a realistic timeframe as part of your quote so you can plan around it, including drying times between coats.
Are your quotes really free?
They are, completely. We come to your home, assess the floor properly and give you a fixed price in writing with no obligation to go ahead.
