Engineered Timber Flooring in Sydney
Prefinished European Oak and Australian species over concrete slabs or existing subfloors — stable, fast to install and beautiful.
Engineered timber flooring gives you the warmth and character of real hardwood on a structure that copes far better with the Australian climate. If you are building or renovating on a concrete slab, live in an apartment, or want wide oak boards installed quickly and cleanly, engineered timber is very often the smartest choice. Here at Design Timber Flooring, Jimmy has been installing timber floors across Greater Sydney since 2006, and this is one of the most common questions we get asked about.
What Engineered Timber Flooring Really Is
An engineered board is not a printed lookalike. Every plank has a genuine hardwood top layer, called the wear layer, bonded onto a stable core of cross-layered plywood or HDF. What you walk on, sand, and admire is real timber. The core underneath is what makes it behave.
That layered construction is the whole point. Solid timber is one piece of wood all the way through, so it swells and shrinks with Sydney's humidity swings and can cup or gap. The cross-bonded core in an engineered board pushes against those movements, so it stays flatter and more predictable through summer humidity and winter dryness.
And to be clear, this is nothing like laminate. Laminate is a photograph of wood pressed under a plastic wear surface. It cannot be sanded, it does not age like timber, and it never feels the same underfoot. Engineered flooring is timber. Laminate only pretends to be.
- Solid timber — one species right through; beautiful, but moves more and usually needs sanding and finishing on site.
- Engineered timber — real hardwood wear layer on a stable core; pre-finished, faster to lay, far more stable over slabs.
- Laminate — a printed image under plastic; cheapest, but not real wood and cannot be refinished.
Why It Suits Sydney Apartments, Slabs and Underfloor Heating
Most new Sydney homes and apartments are built on a concrete slab, and that is exactly where engineered flooring shines. Laying flooring over a concrete slab with solid timber is difficult and risky because of moisture and movement. Engineered boards are designed for it. They can be glued directly to a prepared slab or floated over an acoustic underlay, which keeps heights low and neighbours happy in strata buildings.
The stable core also handles underfloor heating without the drama. As the floor warms and cools, a solid board would fight it. An engineered board moves far less, so it works comfortably over hydronic or electric underfloor systems when installed correctly.
For apartments, the fast, low-mess installation matters too. Pre-finished boards mean no sanding dust storms, no fumes filling the hallway for days, and no waiting for coats to cure. In most cases you can walk on your new floor the same day it goes down.
Species, Board Widths and Finishes
The look you want drives most of the decisions here, and there is real range to play with.
Species
- European Oak — the most popular choice by a mile; warm, even grain that takes stains and natural finishes beautifully.
- Australian species — for homeowners who want a local character and tone in the timber.
If you are still weighing up your options, our flooring materials guide walks through the ranges we install and how they wear over time.
Board Widths
Engineered construction lets us go wide without the movement problems solid boards would have at the same width. Wide boards make a room feel calmer and more open, with fewer joins across the floor. We will match the width to the scale of your rooms so the proportions feel right.
Finishes
- Matte and natural oil looks — soft, contemporary, easy to touch up.
- Brushed textures that show the grain and hide everyday marks.
- Lightly lacquered surfaces for a tougher, lower-maintenance finish.
Because the boards arrive prefinished from the factory, the colour and protection are baked in under controlled conditions, which is more consistent than finishing on site.
Our Installation Process
We keep the process simple and honest, with a fixed price agreed before we start.
- Free on-site quote — Jimmy comes to your home, measures up, checks the slab or subfloor, and gives you a fixed price on the spot. No guesswork, no surprises later.
- Subfloor preparation — we check moisture levels and flatness, then grind, patch or level the slab as needed so the floor sits perfectly.
- Acclimatisation — the boards rest in your home so they settle to your indoor conditions before a single plank goes down.
- Installation — we glue or float the boards using the right method for your subfloor, cutting cleanly around every doorway, hearth and edge.
- Finishing touches — skirting or scotia, trims and thresholds go on, then we clean up thoroughly and walk you through caring for it.
Want us to handle the whole job from selection to laydown? That is our supply and install service, where we source the boards and fit them as one fixed-price package.
Care and Lifespan — Can It Be Re-Sanded?
Looked after, a quality engineered floor lasts for decades. Day to day it asks very little: sweep or vacuum the grit, mop with a barely damp cloth and a timber-safe cleaner, and wipe up spills before they sit. Felt pads under furniture and a mat at the door do most of the protective work.
The big question people ask is whether engineered timber can be re-sanded, and the answer is yes. Because the top layer is genuine hardwood, a good engineered floor can be sanded and re-finished, usually once or twice over its life depending on the thickness of the wear layer. That means a floor that looks tired after fifteen or twenty years can be brought back to life rather than ripped out. We are happy to talk you through wear-layer thickness at the quote so you know exactly what you are buying.

Frequently Asked Questions
Is engineered timber real wood?
Yes. The top wear layer you walk on is genuine hardwood, bonded to a stable timber core. It is real wood, not a printed image like laminate.
Can I lay engineered flooring straight over my concrete slab?
In most cases, yes. Once we have checked and prepared the slab for moisture and flatness, engineered boards can be glued down or floated over an underlay. It is one of the best flooring options for slab-on-ground homes and apartments.
Does it work with underfloor heating?
It does. The stable engineered core copes with the heating and cooling cycle far better than solid timber, so it is well suited to hydronic and electric underfloor systems when installed properly.
How long does installation take?
Most homes are completed in a few days, depending on size and prep. Because the boards are prefinished, there is no sanding or coating on site, and you can usually walk on the floor the same day.
Can engineered timber floors be re-sanded later?
Yes, most quality engineered floors can be sanded back and refinished once or twice over their life, depending on the wear-layer thickness. We will confirm the thickness for you when we quote.
How much does engineered timber flooring cost?
It depends on the species, board width, finish and the state of your subfloor. The simplest way to get a real number is a free on-site quote, where we measure up and give you a fixed price with no obligation.
