Timber Flooring in a Sydney Apartment: 8 Checks Before Choosing Boards

A practical starting point for building requirements, acoustic documentation, subfloor conditions and installation access.

Choosing timber flooring for a Sydney apartment involves more than choosing a colour. The building's requirements, the existing floor and the proposed installation system all affect the options. Establish these constraints before committing to boards or a start date.

NSW Government guidance includes installing or replacing hard flooring among renovations requiring approval. Check the current NSW strata renovation guidance and ask your strata manager about the process for your scheme. The checklist below helps organise the flooring discussion; it does not replace your building's requirements.

1. Obtain your scheme's flooring requirements

Ask for the current by-laws and any flooring application documents. Save the actual documents rather than relying on what a neighbour installed. Different buildings can have different assemblies, approval conditions and acoustic requirements.

2. Establish the approval process before ordering

Find out who receives the application, what information is needed and how the decision is recorded. Discuss the proposed scope with the strata manager, including any work that affects more than the surface covering. Do not treat an installer booking as approval to start.

3. Clarify the acoustic evidence required

Ask what documentation must support the proposed flooring system and whether project-specific advice or testing is required. An underlay label alone does not describe every part of the floor and ceiling assembly. The evidence needs to be relevant to the building and installation being proposed; there is no universal underlay that guarantees acceptance everywhere.

4. Have the existing substrate assessed

Replacing carpet may reveal a substrate that needs further preparation. Discuss moisture, flatness, remaining adhesive and changes between rooms. Photos are useful at enquiry stage, but an inspection is needed to establish the installation scope.

5. Compare complete systems

6. Check heights and door clearances

Consider entry doors, internal doors, balcony junctions and adjoining rooms. The finished height includes the complete flooring assembly. Flag any door that cannot simply be altered so the detail is resolved before materials are ordered.

7. Agree on access and work arrangements

Confirm permitted work periods, lift bookings, delivery access, waste removal and protection of shared spaces. Let Jimmy know if materials must travel upstairs or through a narrow entrance. Keep the building manager involved in the arrangements that affect common areas.

8. Keep the agreed documents together

Retain the approved scope, selected product details, relevant acoustic evidence and care instructions. If the proposed product or method changes, check whether the documented approval still covers the revised work. Agree on the information to be supplied at handover.
