Baulkham Hills, Castle Hill, Winston Hills, Northmead, Carlingford, Cherrybrook and West Pennant Hills are full of brick and brick-veneer homes from the 1970s, 80s and 90s. Many were carpeted from day one, and some hide hardwood boards on bearers and joists. Where those boards are sound, floor sanding in the Hills District can bring them back with a water-based polyurethane or hard-wax oil finish.
Homes from this era don't always have hardwood underneath. Particleboard sheet flooring became common through the period, and it isn't a surface you sand and polish. New slabs and moisture testing
Concrete can hold moisture long after it looks dry, and many estate homes are only a few years old when owners swap the builder's tiles or carpet for timber. We test the slab and check flatness before recommending a glue-down or floating system, because both affect which products and adhesives are permitted. If readings are high, the answer might be a moisture barrier, a different system or simply waiting. Better to hear that at the quote than after the boards have cupped.
Builder's tiles through the ground floor

Split-level homes on sloping blocks

Will Hills summers cause gaps in my timber floor?
Solid timber moves with the seasons, and small gaps can appear in hot, dry weather before closing as humidity returns. That's normal for a natural material. We reduce the effect by following acclimatisation instructions, leaving correct expansion gaps, and choosing a stable product for rooms with heavy sun exposure.
