How to Protect Timber Floors in a Sydney Summer: Sun, Sand, Pools and Air-Conditioning

By Design Timber Flooring · Updated · 6 min read

Practical summer care for timber floors in Sydney: managing sunlight and colour change, humidity swings, sand at the door, pool water and when to recoat.

Sydney summer is hard on timber floors in a few predictable ways: strong sunlight changes the colour of timber and coatings, air-conditioning and humid days make boards move, and sand, grit and wet feet wear the finish. Most of this can be managed with blinds, rugs you move around, good mats, felt pads and quick clean-ups. When the coating is worn through in traffic areas, a recoat or sand and polish is the usual fix, depending on an on-site assessment.

This guide covers practical summer habits and the signs that a floor needs professional attention. Always follow the care instructions for your floor's coating or prefinished product.

Why does sunlight change the colour of timber floors?

Timber and many coatings change colour with exposure to light. Some species darken or deepen, some lighten, and some coatings can shift in tone. The change is gradual, so it is often noticed only when a rug or piece of furniture is moved and leaves a paler or darker patch behind.

Sydney's long summer days and large north- and west-facing windows make this more noticeable. The species matters too: Spotted Gum, Blackbutt and European Oak each age in their own way, and the coating can change the result. Colour change is a natural property of timber rather than a defect.

How can blinds and rugs help?

  • Use blinds, curtains or awnings during the hottest, brightest part of the day, especially on west-facing windows.
  • Ask about window film if a room gets intense direct sun. Check that any film suits your windows.
  • Move rugs and furniture now and then so the floor ages more evenly, rather than leaving sharp outlines.
  • Wait before laying rugs on a new coating. A fresh finish needs time to cure before it is covered. Follow the coating manufacturer's guidance.
  • Check rug underlays are suitable for coated timber, as some backings can mark a finish.

What does air-conditioning do to timber floors?

Timber takes in moisture from humid air and gives it back when the air is dry. In summer, humid days can make boards swell, while air-conditioning running for long periods dries the air and can make boards shrink. Switching between the two can make the floor move more than usual.

Small, even movement is normal. Keeping indoor conditions reasonably steady helps, for example by avoiding very low air-conditioning settings for long periods and ventilating on dry days rather than humid ones. Our guide to why floorboards gap and cup explains what normal movement looks like and when to get it checked.

How do you stop sand and grit wearing the floor?

Sand and fine grit are one of the main causes of worn coatings. Carried in on shoes, feet and pets, they scratch the finish with every step. This matters most near beaches, pools and outdoor living areas, which our article on timber floors in coastal Sydney homes covers in more depth.

What about pools, wet feet and spills?

Standing water is one of the biggest risks to a timber floor. Water from swimmers, wet towels, pot plants, eskies and drink spills can mark the coating, and repeated exposure can let moisture reach the timber.

  • Wipe up water as soon as you see it, using a dry or lightly damp cloth.
  • Keep a towel or absorbent mat at the door from the pool or outdoor shower.
  • Don't leave wet towels, swimmers or bags on the floor.
  • Use trays under pot plants and check them after watering.
  • Avoid steam mops and wet mopping. Use the cleaner your coating supplier recommends.

If a leak or flood has soaked the boards, act quickly. Our guide to the first 48 hours after water damage and our water-damaged floorboards service explain the next steps.

Do furniture pads really matter?

Yes. Outdoor and indoor furniture is moved more in summer when entertaining, and chair and table legs are a common cause of scratches. Fit felt pads to legs, check them for embedded grit, and replace them when they wear. Lift heavy items rather than dragging them, and use castor cups under anything on wheels.

When should you call for a recoat?

A recoat applies a fresh coat over a lightly prepared existing finish, while a full sand and polish takes the floor back to bare timber. A recoat is generally only an option while the coating has not worn through to the timber and the existing finish is compatible with the new coat.

Signs worth getting assessed include traffic lanes that look dull or grey, the finish wearing off in front of doors, a kitchen bench or a lounge, and scratches that catch dirt. Grey or black marks can mean water has reached the timber, which usually needs more than a recoat. Read more about our sanding and polishing service, or floorboard repairs for damaged boards. What to have ready for a quote

  • Photos of worn areas, marks or movement, in good light.
  • The rooms involved and roughly when the floor was last coated, if known.
  • The type of floor: solid, engineered or unsure.
  • Any recent leaks, pool water or flooding.
  • When you need the rooms back in use.

Common questions

Does sunlight fade timber floors?

Timber and many coatings change colour with light exposure. Some species darken and others lighten, so the effect is not always fading. Blinds, awnings and moving rugs and furniture from time to time help the floor age more evenly.

Is air-conditioning bad for timber floors?

Air-conditioning dries the air, which can make boards shrink, while humid summer days can make them swell. Small, even movement is normal. Keeping indoor conditions reasonably steady helps, and gaps that keep widening, cupping or lifting should be assessed.

How do I protect my timber floor from pool water?

Keep a towel or absorbent mat at the door from the pool, wipe up water straight away and don't leave wet towels or swimmers on the floor. Standing water can mark the coating and reach the timber. If boards swell or darken, have them assessed.

Should I move rugs around on a timber floor?

Moving rugs and furniture now and then helps the floor change colour more evenly, so you don't get sharp outlines when a rug is moved. Check that rug underlays suit coated timber. On a new coating, wait until the manufacturer says rugs can go down.

How do I know if my timber floor needs a recoat?

Dull or grey traffic lanes, worn finish near doors and benches, and scratches that collect dirt are common signs. A recoat is generally only possible while the coating has not worn through and the existing finish is compatible. An on-site assessment confirms whether a recoat or full sand and polish is needed.

How should I clean sand off timber floors in summer?

Vacuum with a hard-floor head or use a soft broom regularly, especially near outside doors. Sand scratches the coating with every step, so mats inside and outside each door help a lot. Avoid wet mopping and steam mops, and use the cleaner your coating supplier recommends.
