Honest, current pricing for supply and install — including subfloor prep, sanding, finishing and the hidden extras to watch for.
Every Sydney home is different, but here are realistic 2026 ranges for supply and install, including sanding and a quality water-based finish.
Typical supplied & installed ranges (per m²)
- Laminate / Hybrid: $70 – $110 / m²
- Engineered Oak (good quality): $130 – $200 / m²
- Engineered Oak (premium, wide-plank): $200 – $280 / m²
- Solid Australian Hardwood (Blackbutt, Spotted Gum, etc.): $180 – $260 / m²
- Sanding & re-coating an existing floor: $45 – $75 / m²
Things that move the price
- Subfloor condition — uneven slabs may need self-levelling.
- Removing existing flooring — tiles cost more to remove than carpet.
- Stairs, nosings and feature areas — usually priced per step or item.
- Skirting and scotia — replacing vs. re-fitting.
- Access — top-floor apartments with no lift cost more in labour.
How to compare quotes properly
A cheap quote is rarely cheap once the job starts. Look for: 1. A clear product spec (brand, range, board size, wear layer). 2. Sub-floor preparation included. 3. Number of finish coats specified. 4. A fixed total, not "from" pricing.
