What drives the cost of timber flooring in Sydney, floor type, prep, access and how to compare quotes without surprises.

Every Sydney home is different. The final cost depends on your floor type, how much prep the subfloor needs, and whether you're installing new boards or restoring what's already there. Not all timber floors sit in the same price bracket. In broad terms:

  • Laminate and hybrid, Usually the most affordable option for supply and install. Good for rentals, laundries and high-traffic areas where you want a timber look without solid-timber pricing.
  • Engineered oak, Mid-range for most Sydney homes. Quality varies a lot between brands; a better board costs more upfront but often saves money on callbacks and early replacement.
